Buyer's Stamp Duty and ABSD Calculator

Short answer

This tool applies the current IRAS residential rates: BSD rises from 1% to 6% across price bands, and ABSD is added on your profile — 0/20/30% for citizens by property count, 5/30/35% for PRs, and 60% for foreigners (65% for entities).

Enter the price, pick your buyer profile and property count, and the tool adds Buyer’s Stamp Duty and any Additional Buyer’s Stamp Duty from the current IRAS rates.

Total stamp duty—

BSD and ABSD are each rounded down to the nearest dollar. ABSD depends on your profile and property count on the purchase date.

Based on IRAS stamp duty rates. As of October 2026. Residential property. Estimate only — confirm the current rates at IRAS. Not tax advice.

How it is calculated

  • Buyer’s Stamp Duty (BSD). Charged on the higher of price or market value, across marginal bands (residential, from 15 Feb 2023): 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000, 4% on the next S$500,000, 5% on the next S$1,500,000 and 6% above S$3,000,000 (IRAS — BSD).
  • Additional Buyer’s Stamp Duty (ABSD). Added as a flat percentage of price/value by profile (from 27 Apr 2023): Singapore Citizens pay 0% / 20% / 30% on their first / second / third residential property; PRs pay 5% / 30% / 35%; foreigners pay 60% on any; entities and most trusts pay 65% (IRAS — ABSD).
  • Each duty is rounded down to the nearest dollar.

Worked example (illustrative)

A Singapore Citizen buying a S$1,500,000 flat as their second residential property:

  • BSD = S$1,800 + S$3,600 + S$19,200 + S$20,000 = S$44,600.
  • ABSD = 20% × S$1,500,000 = S$300,000.
  • Total stamp duty = S$344,600, payable within 14 days of signing.

Figures are illustrative; your ABSD depends on your profile and property count on the date of purchase.

Limits of this estimate

  • It covers residential property only — non-residential rates top out at 5% BSD and no ABSD, and leases are stamped differently (see tenancy stamp duty).
  • It does not apply reliefs or remissions (for example married-couple ABSD refunds), which can change what you finally pay.
  • The property count must include every residential property you already own. For the exact sum and any relief, use IRAS’s own e-Stamping calculator.
